I am trying to sell my home in a somewhat declining neighborohood in Nashville, TN. It is listed with an agent. She advertises in the little home magazines you find in the food stores and the Bob Parks catalog. Of course it is on MLS, and there is a little sign out front with a 2nd sign showing “1 acre”.

Can anyone suggest effective ways of advertising? I am willing to spend the money if it is worth it.

      The Internet is the most effective way and by being on MLS you should also be on realtor.com. Sellers never want to hear it but THE ONLY WAY TO SELL is to price it correctly.

      Its a bad market in most areas now.My advice get rid of your agent.You can do everything they do as far as advertising(probably more).

      I have a whole blog written on places your home can and should be marketed. On line marketing is very important. Things I think are important are:

      -multiple photos in the MLS
      -a virtual tour
      -enhanced listing on Realtor.com
      -listings on other top visited sites like Trulia.com, google base, point2nls, homes.com and more.

      I would ask your Realtor what else is effective in your market. Personally, I no longer use the homes magazine. Buyers are looking on the web so I feel a strong web presence is important for the sellers I represent.

      The mls and realtorcom dont know about your city but in arizona open houses are all about your home.
      The pics on the mls and declutter staging really does make huge impact when prospective buyers are touring your city but in this market across the mls and declutter staging really does make huge impact.
